We offer free talk-throughs to accompany our surveys: a surveyor will contact you once we have finished the survey and are still at the property to give you a summary of our findings.

If you are planning to make alterations to your flat you will require a licence to alter and would benefit from our fixed fee LTA service.
We have a tried and tested approach to LTA work and are experienced in liaising between leaseholders, their contractors and architects and block managers to ensure that internal alterations are carried out to an acceptable standard with minimal impact on neighbours or the structural integrity of the building.
The first stage is a visit to the property to review the planned alterations and discuss the project with the leaseholder and their architect / structural engineer / contractor. At this stage we are able to advise on the suitability of the works and make recommendations for changes.
Once the alterations are agreed, we produce three sets of plans:
- The original layout of the property.
- The planned alterations with walls to be removed (marked in red) and walls to be constructed (marked in green). New hardwood flooring or suspended ceilings are also marked.
- The new layout of the property.
Once approved we will draw up a Licence to Alter. This document includes the aforementioned plans and a description of the works. This is then sent to the retained solicitor to add to the LTA.
We will make a second visit to the property once the works are nearing completion to ensure that they have been carried out in accordance with the plans and to an acceptable standard.
For this service we charge a fixed fee of £650 plus VAT.
If structural alterations may affect neighbouring properties then the works may be notifiable under The Party Wall etc. Act 1996 and if so, we are able to advise on serving Notices etc.
